Live peacefully among the flowers and the birds in this unique and enchanting historic home that resides in a very artistic quaint, residential neighborhood with Provence feel. Janine and Alain our hospitable hosts will welcome you to their special house with garden, like family. In a freestanding historically listed impeccably home guests are offered the entire second floor for their private use (stairs to the second floor are immediately at the entry door assuring much privacy to come and go) made up of 2 guest bedrooms, one of which has an ensuite lounge area, and one bathroom. The home is completely tranquil with beautiful garden where Janine and Alain will serve you delicious breakfast with home-baked cakes and homemade jams. Our hosts are simply delightful and generous people who love to welcome guests in their home and look after them attentively yet discreetly and love to share all their city secrets and tips. A real family home awaits!

About your hosts:

Janine & Alain, our hosts, retired from the medical field at the beginning of 2008. From then, Alain works on his own small business which allows much free time that he can spend with guests. For example, he offers you, if you wish, some guided tours of different areas in Paris in English or in Spanish, both languages that he speaks fluently. Janine's level in English and Spanish is a little less good, but without modesty she confirms it is "good enough and there should be no problem to communicate". 

These foreign languages have been studied and maintained by frequent travels abroad (Occasionally, they will give you good tips for your futures travels). Janine also speaks fluently vietnamese, her mother tongue.

Janine and Alain have been Parisians for a long time. Janine has lived in France since the beginning of her studies at the university and all her career has taken place in Paris where they always lived and worked in the 15th district.

They found this lovely house during a walk, where they felt in love with it and amazingly, it was on sale! They have lived here in this home for 10 years. It is a house with three floors (each of them being 50 square meters).

Guests will be accommodated on the second floor and will be the only guests there. In the past, this floor was occupied by their two sons who, when they finished their studies and created a family, left the nest.

Janine and Alain are very interested in discovering different cultures and have traveled a lot with their sons such as: trekkings in Himalaya, Asia, Latin America, Africa, holidays mixing sport and culture all around the world.

They discovered the bed and breakfast service in more classic travels (in Canada and the United States) and always loved the warm welcome. This need of human relationships and meeting with the others of different cultures, as well as their availability at the time, they decided to create this Bed and Breakfast activity in their home and welcome hosts warmly and positively.

Please note: These are 2 of our hosts who's main consideration in their B&B service is to exchange and communicate with guests. The income they receive for their service is just a bonus as they offer this as a way of meeting people from all over the work and exercising their amazing hospitality. Therefore this home is perfectly suited to the cultured traveler who is looking for a connection and lots of interaction with their hosts and spend lovely time over drinks together, in the garden too if the weather is right.

About the house:

The house was built in 1930, within a small 'beguinage' whose architecture is very beautiful. It is composed of a ground floor, two floors, an attic under the roof and a garden of approximately 76 square meters at the back.

The guests bedroom's window opens on several small gardens, each of them different from the others.

On the ground floor you will find :
  • a large living room, a wall of which is completely covered with a large library whose books have been bound by Alain himself. From his great general culture, reading is his favorite hobby and you will be able to discuss various subjects with him
  • a dining room with a large glass table where 8 people can be seated
  • a large kitchen open on the dining room where your breakfast will be prepared by Janine.

The internal decoration is a mix of classical and modern styles. The leather sofa, the enameled coffee table, the library, the large dining room table made of a thick glass plate of oval shape and chrome steel mountings, the leather seats also with chrome steel mountings come from "Roche et Bobois" (french designer) and are modern.

Large paintings with antic lacquer from Vietnam decorate the walls, as well as objects of various origins: asian (family heritage) and souvenirs brought back from long distance travels. Some pictures beautiful framed in personalized and original frames made by Janine herself, together with bunches of flowers in Ikebana style made by herself als. Janine is quite the home-maker.

From the dining room, you can access the garden through a veranda where the more fragile plants are kept in Winter. At the back of the garden there is a small shed to store Janine's gardening tools and Alain's tools for book binding. A few steps lead to the cellar in the basement (Champagne and good wines will be served at diner if you ask for it). The shed has been organized as a terrace covered with large pots of houx, boxwood, asparagus, cherry trees from Japan, large flowers, stands of ivy and even arches being used as support of a glycine climbing in the lime. It is to say that in the warm season, from your bedroom's window, you will have a delightful view over this floral scene.

Of course, as soon as the weather allows it, your breakfast can be served outside. A table, a bench made of varnished wood and some chairs are laid out on a central alley covered with gravels.

Gardening is one of Janine's favorite hobbies, and as she is very good at it. This central alley could easily be reduced to nothing without Alain's careful watching to prevent it to be invaded at the beginning of each spring by new pots and stands of flowers (the ones already in the garden being not enough for Janine)!!

Various bulbs, hydrangeas, rhododendrons, camellias, glycine climbing in the lime, clematites, old rose bushes of all colors, an orange tree from Mexico, perfumed lilac, a cherry tree from Japan... all of them full of flowers in the spring. In summer and until the beginning of the fall, the hibiscus, altea, and the pink laurel are full of flowers; in winter, the yellow of the jasmines and the pink of the Vibernum or of the laurel bring some colors in the dark season.

Of course you can go to the garden when the weather is good enough to relax (deckchairs, armchairs, parasol are at your disposal) and enjoy a drink. You will certainly find Janine there, busy with the plants, cleaning the beds of flowers, cutting part of them. She will be discrete.

The first floor is the private part of your hosts (bedroom, office, bathroom).

The second floor is for your use only: two bedrooms to accommodate up to four people of a same family and a en-suite shower-room (shower and toilets).

About the location:

Numerous buses will drive you within 10 minutes to Montparnasse, the Luxembourg Garden and Latin Quarter, to the banks of the Seine and the Institute of the Arabic World, to Saint-Germain des Prés, the Louvre museum, the Tuileries, Opera and the department stores.
The subway is convenient as well (Convention and Plaisance stations are 6 mins walks away) and the tramway on the Boulevards des Maréchaux, all these stations being less then 6 minutes walk from home.

About your private floor:

From the entrance, you will access to your floor by a beautiful oak wooden staircase (28 steps) which ensures you a certain independence in your comings and goings.

A small corridor gives access to the two bedrooms and their private shower room (private for these two bedrooms).

For your comfort, these two bedrooms will always be rented to the same family or group of people.

About the main guestroom:

The main bedroom is a large room of 23 square meters including a bedroom and a private living room. A large mirror makes the room look even larger. This room is bright, getting the light of the sun in the afternoon, and being far enough from the buildings around. Its' windows open on the garden at the back of the house. It is absolutely quiet in the heart of Paris.

The bedroom part (13.30 square meters) is equipped with a double bed 140X190cm (visible slats on the base of it plus a latex mattress 12 cm thick, another mattress can be added upon request), the bedhead made by Janine being covered with Burmese silk.

This bed is covered with a large quilt with feathers (or without feathers if you ask for it) whose color matches with the curtains; the pillows can be with or without feathers upon request; 2 bedside lamps; a chest of four drawers for your personal use; a pedestal table with metallic mounting and a very beautiful and subtly engraved tray which can be used as an auxiliary table.

You can use your laptop computer (it is possible to use the Internet connection of your hosts) or write your main (desk blotter, office accessories are at your disposal).

A library with books and games, a low cabinet on which you can put your luggage, a large metallic system to hang your clothes and a chair also equipped the bedroom.

The living room of 9.45 square meters is equipped with a sofa, a coffee table, a television set with cable channels, a DVD player, mini refrigerator with different drinks, the prices of which is written there. Janine really thought of everything to ensure you much comfort.

You will also find at your disposal a set for warms drinks (tea, instant coffee, herbal tea); a small iron (upon request), an ironing table and a steam iron can be put at your disposal, a sewing box (small), brush for your clothes, maintenance products for your shoes.

Thanks to its sound insulation (double glass windows) and its location on the garden, you will sleep perfectly well in this quiet place. Doubled curtains with warm colors matched with the bedding (home made) contribute to the peaceful atmosphere of this room. You are likely to sleep like a baby until you are awaken by the singing of the birds.

The room is decorated with bunches of dried flowers made by Janine, modern carpet (synthetic fibers) covers the oak wooden floor, large modern painting (gift offered by a painter friend of them), and pictures from the travels of their older son (photography being one of his passions) framed by Janine, decorate the walls of the bedroom as well as the corridor which leads to the shower room

About the second guestroom:

On the same level, a second bedroom 334 of 15 square meters is at your disposal if you travel with 3 or 4 people. It offers a large single bed 120X190 cm (visible slats on the base of it plus a latex mattress 12 cm thick), covered by a thick quilt with Indian materials, a large wardrobe (1,92 m) which can be used by the guests of the main bedroom if they need more space for their clothes, shelves and a large mirror, a modern armchair from Roche et Bobois, a Cashmere silk carpet. A large baroque mirror is hanging above the chimney. The window (with double glass and double curtains) opens on the street which is very quiet.

About the shower and bathroom:

The shower room and the toilets are for the private use of the guests.
This shower room is 4.50 square meters, completely tiled, has been renovated when your hosts bought the house.  It is lit by a window, which is rare in Paris.

It is equipped with:

  • a shower (shower tub 76X76)
  • a wash basin on a large (60x105 cm) piece of furniture where you will find the towels
  • a hair dryer
  • all toiletries: new soap, liquid soap, shampoo
  • a large mirror (105x92 cm)
  • a towel bar
  • a dustbin

  • toilets

About Breakfast:

It is served between 7.30 am and 9.30 am in the dining room or in the garden when the weather is fine.
You will appreciate the quality of the fresh products offered, among which home-made jams and cakes baked by Janine every morning. In order to make you taste the French specialties, different kinds of breads and croissants will be served every day.

Breakfast is composed of warm drinks (coffee, tea, mild, chocolate)and fruit juice.
Then, you have different options to be selected the day before:

  • basket full of fresh bread, baguette, toasts, with butter, jams, honey;
  • different sorts of fresh croissants of the day;
  • yogurts, fruits or compotes
  • corn flakes

For an additional cost of 5 euros per person, you can ask your host for ham, cheese and eggs

You will have breakfast outside under the lilac in flowers in spring or, a little later in the season, under the falling down branches covered with flowers of the old rose trees. You will appreciate the freshness coming from the garden during the hot summer days having a cold drink, well seated in an armchair in the shadow of the large laurel and the shelter of the people. Two big limes completed this pastoral frame-set.

Additional Services:

A mini bar with drinks is at your disposal (cost of the drinks is reasonable). Please let your hostess know about your daily consumption so that she can replace them.

If you travel with a baby less than 18 months, a baby bed can be put at your disposal for 25 euros. If your child is over 18 months old, please make your reservation for 3 people so that you can have a second bedroom.

Meals can be prepared for you, for example a traditional complete dinner (please request this at least the day before) including an aperitif, first course, main course, cheese or dessert, drinks, for 45 euros per person (either French or Vietnamese cooking). Janine is an excellent cook and she has written a book on traditional Vietnamese recipes.

If your travel is to celebrate a birthday, a honeymoon, or a special occasion, Janine can prepare a dinner with the romantic atmosphere of lighted candles and champagne (from 60 euros per person).

If you wish, Janine can give you French, Vietnamese of Chinese cooking lessons at the end of the day (from 30 euros per person - approx. one hour, tasting included). As far as Asian cooking is concerned, a description (written in French) extract from her own book of recipes, will be given to you (it could be translated in English).

Your hosts asks that you not to wash clothes in the shower room. They will let you know where the nearest laundry or dry-cleaning is located.

You will reach easily all the places you want to visit in Paris with the subway or buses. A map and some explanations will be given to you, as well as advice for your visits, exhibitions, and good shops (wines, cheeses, chocolates, local products from the country), leather goods, fashion shops and original accessories (Janine will recommend her favorite shops), household linen, refined groceries (foie gras,confits), restaurants in the area, hairdressers, pastry shops and bakers, books shops.

According to his availability, Alain can organize guided tours for you, classical or unusual visits either in English, Spanish or French.

Additional Information:

Arrival at the B&B or deposit of your luggage is possible any time of the day if you let your hosts know about your arrival time and respect it. The access to the bedroom is immediate if there is no departure of other guests on the same day, otherwise you can have access to the bedroom in the afternoon, after it has been prepared for you.

Without information on your arrival time, you will be welcome in the evening, betweek 7.00 pm and 8.00 pm.

If you are two people, you will get the larger room with a double bed. A third person will be accommodated in the second bedroom.

If you are two people and want two separate beds, you will have to make a reservation for the two bedrooms at the 3 person rate.

You will find at your disposal in the bedroom a set for warm drinks (tea, instant coffee, herbal tea); a small iron; (upon request, a ironing table and a steam iron can be put at your disposal), a sewing box (small), brush for your clothes, maintenance products for your shoes.

A high fan can also be added in your bedroom if you ask for it.

Your hosts do not have any pets and do not want to receive any in their house.

Yours hosts do not smoke and wish to receive only non-smoking guests.

Your hosts request that you do not eat in the bedrooms.

You can check your emails on the computer which is in your hosts' office or in your bedroom with your laptop with wifi.

Janine opens her kitchen for you in the evening before 7.00 pm if you want to warm a dish in the micro-wave; you can then sit at the table in the kitchen or in the garden to have your dinner.

Comment: Janine and Alain couldn't do enough for us. They were always there and ready to help us or talk. We enjoyed good conversation with Alain and Janine and the lovely home-made jams at breakfast time and choice of teas. Alain took us on a tour of the neighbourhood to point out bus stops, bank, Post Office, restaurants, etc. Gave us maps, timetables and books and suggestions for local places of interest. Alain was a mine of information and assistance, and very entertaining. Janine was caring, attentive to detail and served us good food. It was a stylish Asian-style room, quiet and peaceful with sitting area with tea and coffee maker.

Comment: Janine and Alain were very friendly and welcoming. It was lovely to get an insight about what it is like to live in Paris. They did those extra things like printed our boarding passes and taking us to the tram on our last day. Janine made a lovely breakfast and it was lovely to spend time with her chatting about all sorts of things. The opportunity to talk to the friendly hosts, the large accommodation facing a beautiful garden, quiet. It felt like staying at friends as we were made to feel at home. We hope that we can catch up with Alain and Janine when they are next in Oz.

Comment: Alain and Janine are perfect hosts. They our trip to Paris a fantastic and easy one! We felt like we were staying with old friends, they treated us like special guests. We loved them, and really could not imagine any better! They gave so much information and were always available to us. We LOVED breakfast too, it was lovely being served in an outdoor setting when the days weather suited, we were very satisfied with all the croissants, baguettes and homemade ingredients. Comment: “Our time in Paris was everything we could have hoped for and so much more.......we just can't thank you enough for your help in making it all possible. Janine and Alain welcomed us like family into their beautiful home , they are the most gracious and generous hosts. Breakfast every day was delicious and superbly presented in the exquisite garden. Janine's home made pastries were incredible and she gave me at least two different teas to try each morning! The top floor guest suite is spacious and comfortable, all our needs were catered for and we were given keys to come and go as we pleased. Alain and Janine provided us with a wealth of information and very kindly guided us around the local area when we first arrived, introducing us to local residents and familiarising us with all the services we might require. The local transport links are brilliant, especially the number 95 bus which stops just around the corner and runs right through Paris, all the way to Montmartre. The recommendations which Alain and Janine gave us proved invaluable, in particular their suggestion that we attend a concert at Saint Chapelle (Janine provided a program of concerts available) and that we visit the Albert Kahn Musee et Jardin. Had they not told us about it, we may never have discovered Albert Kahn's magnificent garden in the 16th arr, and our visit there was truly one of the highlights of our stay.Our week in Paris was dreamy, delightful, exhilarating and completely wonderful. We would highly recommend Alain and Janine's bed and breakfast to anyone wanting to experience the 'real' Paris and be able to 'live like the locals'. We are extremely grateful to Petite Paris in Sydney for co ordinating and arranging our booking and for providing such friendly, helpful and practical advice at every step of the journey. We even received an additional tip from Petite Paris whilst we were actually in Paris, to visit the Grande Mosque for afternoon tea......and this proved to be yet another unmissable highlight and a truly wonderful experience. This B&B is located in a tranquil residential part of Paris, a central area yet with an authentic atmosphere for those who want to experience everyday life not the touristic life and who prefer to rub shoulders with Parisians in the classic brasseries, bars, cafes, boulangeries, patisseries and along the streets. The area is known for having a provincial country feel with many streets and houses with gardens and trees - a rarity in Paris - and some famous Provincial inspired lane-ways to explore. Nearby your home are all the usual local shops, amenities, restaurants, cafes etc. Moments walk is Parc Georges Brassens with its famous book market each weekend, the equally infamous Marches aux Vanves (amazing Antique Flea Markets) an easy 5 min metro ride away, the mythical Montparnasse area is nearby too. Your hosts will be happy to advise you on all the must sees of this area as well as all the major sights all of which are easily accessible by metro 6 mins away.
