Welcome to our bright beautiful Parisian home offering 2 standard guest bedrooms (one double and one twin room) with chic modern charm mixed with classic traditional and typical Parisian style; and a third large family suite for 5 or 6 guests in 2 or 3 double beds or configured into twin beds if needed. Spread over the 5th and 6th levels of this traditional Haussmann building this is a magnificent Paris home offered by Elisabeth, a local native Parisian lady. She has been offering her home for years and offers it as a basic B&B to travellers who still want to maintain privacy and discretion as she is often away from Paris and leaves the home to her assistant to look after and care for guests; thus it is best for those looking for an authentic Paris home yet with independence facilities to cater to their own needs. The Kitchen is left for guests to prepare their own breakfasts and enjoy making small snacks. Located the very central 9th arrondissement (the border of the 2nd arrondissement) walking distance to the Opera, Galleries Lafayette Department store, Palais Royal near the Louvre, the bustling markets on rue Montorgueil, as well as Paris beautiful historic passages in this area. The Seine and Marais are also easy via metro in approx 10 mins and the village of Montmartre is 20 mins on foot, 10 mins on metro.
Our Petite Paris gorgeous chic 5th floor, 2 level home is tastefully decorated by your hostess Elisabeth, a world traveller and creative artist and bright personality. It is a home that promises an authentic intimate and complete cultural immersion in Paris. However as Elisabeth is often out of Paris (creating an eco B&B in the French countryside) she has her assistant based in her home to welcome and look after guests while she is away. For this reason the B&B is strictly offered as an authentic home yet with more privacy and independence than you would find in a classic B&B where the local host and B&B owner is there offering a more intimate experience. With Elisabeth away, her assistant offers basic assistance such as breakfast service if requested and essential help, otherwise the kitchen is available for guests to use in full and any time - guests can and will largely tend to their own needs as it were their own private home.
In Elisabeth’s home there are two guest rooms for 2 guests per room and one family suite that caters 1 to 6 guests. Room #1 is a double guest room on the 1st floor of her home (5th floor of the building with lift) and has its own private bathroom. The beds in this room can be separated into twins if requested. This room has a comfortable chair, work table and shelves and there is a lovely terrace to enjoy direct and privately from the room to watch the street and pedestrian below or enjoy the rooftop romance of the city over a tea or aperitif. The large window brings in a lot of light and feeling of space.
Room #2 is a twin guest room on the 2nd floor of the home (stairs approx 20), on the 6th floor of the building.
Room #3 is the family suite that has just been renovation and is also on the second floor. This is an attic style space, large, bright with 3 separate sleeping nooks with 2 double beds and 2 single beds.
Room #2 and #3 share one bathroom on the second floor of the home. Elisabeths assistant who is extremely professional, discreet and understanding of guests need for comfort, while always keep the bathroom clean while guests are out.
Guests are free to enjoy and relax in the shared communal lounge room anytime. Free wifi is adequate in speed, (medium strength) provided throughout the home.
Elisabeth or her assistant will provide basic breakfast daily if requested for an additional 8euro per person - paid in person on arrival. We do advise that this is a very basic breakfast and we recommend better value and for a more authentic experience to go out and purchase your own fresh baguette and pastries at the local boulangerie like the locals do, and bring it back to the kitchen to prepare and enjoy in your spacious lounge and dining. For 8euro breakfast consists of tea/coffee, OJ, baguettes, pastries, butter, jam only.
- Deposit payment is required to secure this B&B via secure online payment using credit card or Paypal. Simply enter your dates and click BOOK, you will be prompted to enter your details and checkout.
- After booking, you will receive an instant booking email confirming your reservation and a Petite B&B representative will be in contact with you shortly after to acquire your specific arrival time and details.
- On arrival at your apartment the remaining balance is due in euro cash to your apartment owner.
Check in and Check out:
- Check-in time is generally after 2PM. Guests may have earlier access if they request it prior to arrival, if there are no prior guests and cleaning has been completed.
- Arrival and deposit of your bags is possible anytime if you let your host know and you can have immediate access to the apartment if there is no departure of other guests and if the room has been cleaned/ prepared for you. Otherwise, you can access it in the afternoon after cleaning.

Comment: We had a wonderful stay at the apartment! It was perfect for our big family, and Florence our hostess could not have been more accommodating. She really made us feel as if we were staying with friends. The location was convenient to all of our activities. In fact, we hope to be back in 2 years with additional family members! Comment: Hi Regina. We had an absolutely wonderful time in Paris and I am happy to provide feedback. Opera was absolutely lovely, we both felt away from the tourist traps and it felt very authentic. Elisabeths B&B was beautiful and very clean. The only negative was that there were 2 cats in the apartment, this wouldn't have been a problem except that both my friend and I have cat allergies, so maybe it could be made clearer if there are cats in the home. Our host did resolve matters as soon as we raised it and there were no other issues. He went over and above to make our stay as simple as possible The level of service and instructions provided by Petite Paris was fantastic. Comment: Bonjour Regina, Finally a chance to email you back with some comments! Thank you for assisting me so well in booking accommodation at a great rate for the four of us women. I loved the apartment and Randall was very helpful with everything. We didn’t end up having breakfast as the ladies wanted to get up early and go out and about. I loved the loft we stayed in but the other ladies were shocked to share a room and a bathroom - I think they were just not used to travelling and when they did, they used trendy hotels! They hadn’t read the details of the home before booking so they just had to make do. I was very disappointed in their expectations. The loft set up was perfect for four friends or a family of four with separate comfortable beds and lots of room. I will certainly use your service again and have recommended your site to many of my friends and colleagues who are wanting to travel to Paris. Many thanks for your service! Regards, Joanne.

Comment: We did indeed have a lovely time in Paris once again; it is always a delight and no doubt we will return. Elisabeth’s B&B was a charming house, in a very vibrant and interesting area. The information about the property was generally very good and quite accurate, although it wasn’t obvious to us that we would have access to the kitchen and could in fact have prepared our other meals there if we had wanted. With access to the kitchen and fridge space allocated to us, and a number of nearby supermarkets one can do much better self-catering, reducing the cost while widening the choice of food, and also avoiding the time constraints of having a set breakfast period. To her credit Elisabeth confirmed to refund the amount we had paid for breakfast for the remaining days. The property itself is in a great area packed with entertainment and restaurants and the accommodation is very good. As you know we had the 'Double Balcony Room' which was large and we had a roomy separate bathroom to ourselves, and shared use of a well-equipped kitchen and a spacious lounge area. Though the bathroom was only serviced on two occasions out of the 4 nights we were there. We rarely saw other guests and Wi-fi is free and was excellent. While we did enjoy our stay here very much, the house didn't have the feel of a 'homely' B&B more of a DIY stay. The property is clean and comfortable but the lack of the owner’s presence is obvious. Nevertheless we would still recommend the property to the independent traveller not wanting the usual, more personal, B&B experience. I hope these comments are helpful to you, and Elisabeth too. The B&B is located near the Opéra/Madeleine area in Paris, home to the famous Printemps and Galeries Lafayette department stores with rooftop panoramic bars (in January they offer 90% off designer Sales and at Christmas catch spectacular window displays). At the end of your small street is legendary 18thC music hall and cabaret Folies Bergere where shows still go on today (visit website for events). The Palais-Royal is a 12min. walk (enjoy coffee at Cafe Kitsune) and in 3 more minutes arrive at The Lourve and Jardin des Tuileries at the Seine. This home is perfectly located to enjoy an authentic residential Paris yet in easy reach of all the major sights on foot.
